HSCA Planning- Development News: Sunnyside Warehouse Under Demolition, 1020 2 Ave NW

Dear Residents,

The City of Calgary has begun the demolition process of the Sunnyside warehouse building (triangle building located by the Sunnyside LRT station) at 1020 2 Avenue NW.  Attached is The City notice, and some frequently asked questions City of Calgary Notice – Sunnyside Warehouse Demolition 1020 2 Ave NW.

At this point, we have no additional information on the potential for interim uses on site.  We will continue to dialogue with The City to understand the plans for the future of the site, and how long it may be vacant.  In terms of the future, the Hillhurst-Sunnyside Area Redevelopment Plan
(www.calgary.ca/docgallery/bu/planning/pdf/hillhurst_sunnyside/hillhurst_sunnyside_arp.pdf) describes the future land use for this site as ‘Medium-Density Mid-Rise’, which primarily allows for multi-family residential type uses, and a building to a maximum of 26 meters of height and 4.0 floor area ratio (or a maximum allowable square footage of an overall building as a factor of the at-grade site area).  Generally speaking, there is redevelopment potential on the scale of that of the Battistella Pixel or St. John’s Tenth by Streetside.

In part, the Bow to Bluff citizen-centered engagement process (www.bowtobluff.org) has explored opportunities for this site, in-terms of its relationship to pathways, sidewalks, and creating active edge conditions at-grade for pedestrians.  The primary goal being that of ensuring a high-quality pedestrian realm along the bounding edges – LRT right-of-way, 2 Ave, and 9 St.  The HSCA will ensure that for any future development proposal on the site The City consider the findings of the robust public consultation process that has informed the Bow to Bluff Design Guide.  The final Design Guide should be complete by March of 2012.

VOLUNTEER OPPORTUNITY: HSCA COMMUNITY PLANNING COMMITTEE

The HSCA Community Planning Committee is seeking residents who are generously willing to volunteer their time on a regular or ad hoc basis to assist in the review of planning and development proposals within Hillhurst-Sunnyside.  The Committee is a central means of providing local stakeholder input to The City of Calgary through the planning and development application review process.  The Committee has long been established within the HSCA, but recent increases in the volume and complexity of applications is presenting challenges and additional volunteer support is needed.  These changes are due, in part, to the recently updated Hillhurst-Sunnyside Area Redevelopment Plan (ARP).  New policy within our ARP fosters reinvestment and revitalization through a transit-oriented redevelopment philosophy focused on our key community corridors (including Kensington Road, 10 Street, 14 Street, and 5 Avenue).  For more information on the ARP, please review it:  http://www.calgary.ca/docgallery/bu/planning/pdf/hillhurst_sunnyside/hillhurst_sunnyside_arp.pdf

All residents with a keen interest are welcome, and those residents with an architecture, urban design, and/or planning background are particularly encouraged to participate.    The Committee feels strongly that it often plays an important community stakeholder role on the behalf of area residents and businesses.  The Committee helps to protect those qualities and characteristics that make Hillhurst-Sunnyside a unique inner-city neighbourhood, while also encouraging reinvestment and redevelopment that is of high quality and serves to revitalize the community.  The Committee hopes to hear from interested residents, and welcomes volunteers in any capacity they can offer.  For more information, please contact the Committee Chair, Dave White, at hscaplanningcommittee@gmail.com or 403.852.8921.

Land Use Redesignation at 1222 5 Avenue

The Community Planning Committee held a public meeting to begin discussions on a proposed land use redesignation on the north side of 5 Avenue at 12 Street.  Read the CPC’s letter to IBI here:  IBI Land Use Redesignation Public Review Letter – 23 Jan., 2011

Another public meeting on the redesignation will be held in the near future, perhaps as early as January 31.  Check back often for updates.

Memorial Dr Pedestrian Crossing Results

Update from The City of Calgary:

This summer, City of Calgary Transportation consulted with residents of Hillhurst-Sunnyside regarding pedestrian crossing options for Memorial Dr. The main objective of this consultation was to establish one pedestrian crossing that is safe, and provides appropriate connectivity between the community and the pathway system close to the Peace Bridge. The Transportation department determined that a pedestrian crossing at either 7 St or 8 St N.W. fulfills these criteria.

As part of the engagement exercise, The City sought community input on whether the pedestrian crossing should be left at 7 St or moved to 8 St N.W. The attached documents provide more information on the process, background provided to residents and an in-depth description of feedback. Of the 313 responses, 60% prefer the Memorial Drive pedestrian crossing to remain in place. Therefore, The City will maintain the existing pedestrian crossing at 7 St N.W. A new crossing at 8 St will not be installed.
