1641 Westmount Road. Single detached dwelling.
Decision: Not supported. This is the 5th new home on this stretch of land. There is significant massing and the home does not address height compabitility, privacy, and lot coverage. The home proposed is a full three storeys which has an impact on the adjacent bungalow.
1225 Gladstone Road. Duplex dwelling.
Decision: Not supported. Some elements of the design caused concern with surrounding neighbours. It was felt that the dwelling needs to address Gladstone Road in order to improve the street’s pedestrian character. There is no living space/”life” oriented toward Gladstone. There were also safety issues raised resulting from the access/egress to the garages from Gladstone Road. The building has a modern design, including a flat roof that is not supported in the amended ARP.
230 11A Street. Single detached dwelling.
Decision: Not supported. Although the design of the home does attempt to mitigate massing effects, there are some concerns such as shadowing and height compatibility that are not fully addressed.
